My Craziest Listing Experience This Far...

For a few months, I have been planning to list a home in Worcester that I sold to some past clients of mine about 5 years ago. The seller has done a nice job getting it cleaned and staged for photos and video tours.

I worked extremely hard taking the perfect shots and utilizing everything technology has to offer with a 360 tour and several YouTube videos of this new listing. I ran my paid ads and used my social media presence to get the word out about this new listing as it went LIVE in MLS.

I anticipated a lot of activity. Our market is dry, meaning we have very LOW inventory. There simply aren’t enough homes for sale for the number of buyers in the market. What I did not anticipate was the pure CRAZINESS this listing was going to exposed to me! I had the conversation with my sellers about the market and the possibility of 20-30 showing requests with multiple offers by the end of the weekend being very likely. What actually happened? We had SEVENTY-NINE showing requests and have FIFTEEN OFFERS at this very moment with more coming! We have an offer deadline of 5pm this evening (the Monday after the listing went live the previous Thursday).

This listing has brought out ALL of the characters! My phone has been off the hook (old school term showing my age here…haha) all weekend long with agents asking what we have to do to take this home off the market “NOW”. I’ve had people without active licenses trying to get in there, agents without appointments trying to get in there, and although I disclosed in THREE places, all but one set of prospective buyers and their agents did not follow the showing instructions and the Covid-19 protocols of removing their shoes upon entering the home despite the fact that I also disclosed the sellers have cameras watching their home. I assumed everyone in my professional followed the instructions! This experience has shown me (and my clients) that that’s not the case.

How will this crazy experience end…………..? We shall find out soon! We are reviewing all of the offers this evening and will be notifying all parties once one has been selected. Something tells me there will be lots more to update on this crazy saga once we get to the closing table. Stay tuned………..
